IN-PERSON & REMOTE MEETINGS 

CHERRY HILL TOWNSHIP ZONING BOARD OF ADJUSTMENT 

PLEASE TAKE NOTICE that in accordance with the Open Public Meeting Act, N.J.S.A. 10:4-6, et seq., and/or P.L. 2020, c.11, and/or N.J.A.C. 5:39-1, et seq., notice is hereby given that all scheduled 2022 public meetings/hearings (see "Meeting Schedule" PDF posted below) of the Zoning Board for the Township of Cherry Hill, County of Camden, and State of New Jersey, shall be held in-person at the Cherry Hill Township Municipal Building, located at 820 Mercer Street in Cherry Hill, New Jersey 08002, in Rooms 208 and 206, respectively, and broadcasted live via Zoom for viewing purposes only. 

However, due to the State of Emergency and/or Public Health Emergency declared by Governor Phil Murphy, and in an effort to prevent further spread of COVID-19, meetings may be held fully remote in lieu of in-person. Accordingly, members of the public are hereby advised to check the Zoning Board webpage at https://www.chnj.gov/117/Zoning-Board-of-Adjustment (see accompanying message under "Meetings" posted below) or call Community Development at (856) 488-7870 prior to a scheduled meeting to determine whether it will be held in-person or remote. Again, all in-person meetings will be broadcasted live via Zoom for viewing purposes only. To access a live broadcasted in-person meeting or attend a fully remote meeting, please utilize one of the following methods:

PLEASE TAKE FURTHER NOTICE that members of the public may also submit written comment in response to applications being heard by the Zoning Board by electronic mail or written letter. Written comments shall include the name of the application and must be sent to the Zoning Board Secretary by email to boardsecretary@chnj.gov or by mail to the Cherry Hill Municipal Building located at 820 Mercer Street, Cherry Hill, NJ, 08002, Room 202. Written comments must be received at least twenty-four (24) hours prior to the meeting/hearing where the application will be heard. 

PLEASE TAKE FURTHER NOTICE that the most recent and applicable Zoning Board By-Laws shall remain in effect and can be found at https://www.chnj.gov/117/Zoning-Board-of-Adjustment.

PLEASE TAKE FURTHER NOTICE that a Meeting Agenda and any exhibits an applicant intends to introduce during a hearing will be available on the Department of Community Development’s webpage at https://www.chnj.gov/117/Zoning-Board-of-Adjustment at least two (2) days prior to the aforementioned scheduled meetings/hearings.

Board Overview 

The Zoning Board of Adjustment, established under authority of New Jersey’s Municipal Land Use Law, consists of 7 regular members and 2 alternate members appointed by township Council. All are residents of Cherry Hill. Regular members serve 4 year terms, while alternate members serve 2-year terms.

The Zoning Board has exclusive jurisdiction in the following areas:

  • All applications seeking a use not permitted in a zone
  • Requests for interpretation of the Zoning Ordinance or the Zoning Map
  • Certification of a prior Non-Conforming Use
  • Appeals from orders of administrative officers in connection with the Zoning Ordinance

The Zoning Board also hears the following applications:

  • Bulk (c) variances, site plan approval and subdivisions, if associated with a use (d) variance
  • Residential bulk (c) variances
